Enfield Council has issued a statement on the affordable housing levels at Meridian Water after being asked to further clarify its figures.
Following publication of an article on a scrutiny report analysing the Meridian Water regeneration scheme, Enfield Council asked for it to be amended to clarify that 30.5 per cent of homes on the first phases would be at London Affordable Rent levels.
The document from the scrutiny workstream referred to the amount of London Affordable Rent homes on the overall phases one and two of the scheme, which will together provide more than 3,000 homes, claiming 26 per cent of these would be at London Affordable Rent levels.
However, the figures subsequently provided by the council were for Meridian One and Two, which are parts of the first two phases of the development and will together provide 1,220 units.
When asked for further clarity on the figures, an Enfield Council spokesperson said: “The overall Meridian Water project will provide a minimum of 40 per cent affordable housing and the aspiration is, with increased levels of affordable housing grant, to achieve 50 per cent affordable housing.
“Phase One Meridian Water will be 50 per cent affordable housing compared to 25 per cent achieved on this site by the previous administration. Phase One comprises 25 per cent affordable housing rented homes to be owned by the council and 25 per cent shared ownership housing.
“Phase Two Meridian Water planning application achieves 40 per cent affordable housing, including up to 33 per cent of the units being either London Affordable Rent or London Living Rent. Included in Phase Two is Meridian Two, which achieves 100 per cent affordable housing (50 per cent of which is London Affordable Rent levels).
“At present, for homes that are under agreement with developers, 30 per cent of the homes available on Phases One and Phase Two are affordable housing available at London Affordable Rent levels.”
