A two room flat which only has a living area and kitchenette and a bathroom is up for sale at £80,000.
The home at 341D Green Lanes, Palmers Green, is among 178 lots set to be auctioned later this month.
To access the studio flat, the owner would climb an external staircase behind a building in Green Lanes to ground floor roof level.
A private entrance door then opens to a kitchenette – the main living area. A two-ring hob is placed next to the sink, alongside a counter and storage cupboards.
There is also a separate shower room in the flat with a toilet and sink.
Clive Emerson Land and Property Auctioneers say the leasehold guide price is between £75,000 and £80,000.
Regional director and auctioneer Paul Bridgeman added: “The property will be granted a new 99-year lease on completion.
“It is well placed for access to shops, bars, restaurants, Palmers Green mainline railway station and recreational facilities, including Broomfield Park, as well as vehicular access to the A406 North Circular.”
The property is being auctioned under instructions from Badger BC Investments Ltd on behalf of Borough of Broxbourne.
The flat will be put under the hammer on September 18, at one of eight events staged by the auctioneer every year.
